Tips before you start
If your new property in Bulgaria is in need of modernization, making some smart renovations will usually yield a good return on your investment. But before you get started on any renovations or repairs there are a few things that you should think about first:
Know how much you want to spend If you plan on selling your new Bulgarian house in the near future, don't take on expensive renovations unless you feel they will help your property sell faster or get you a higher price.
Make a list of the projects you want to undertake Be armed and ready with photographs and plans so your meeting with the builder will be more fruitful and you are sure he know exactly what are your requirements and expectations.
Find a reputable builder Not always the cheaper quote will be the best. Some builders gave cheap quotes only to get the project and surprised you with extra work not included in the initial quote later. The best way to find a reputable builder is through word of mouth. Talk to friends or other people that used the same builder. Find out who they used and if they were happy with the results.
Draw up a budget If you're planning to sell soon, be careful not to spend more than you can recoup from your sale price. If you're planning on staying in your new Bulgarian property, spend a little more to get what you want. But do not be naive by believing that everything in Bulgaria is extremely cheap
Get a detailed quote The quote that your builder gave you should include details on what the project will cost and specifications on all the building work included.
Get a complete, written contract before the work begins It should include the description of the project, timetable and payments.
Tie payments to work stages In Bulgaria the usual amount that is paid to the builder is 40 percent. Steer clear of any contractor who wants more than this before starting. But there are some exceptions, such as heating systems, kitchen renovations, which require large amounts of money up front to order custom cabinets and appliances.
Use supervision control As probably you will not be able to stay in Bulgaria during the renovation of your house hire a reputable supervisor company to look after the builder you choused and protect your interests.
Stay calm and focused The actual renovation project could be stressful but the end result will hopefully make it all worthwhile
